Property Leased to Schaltbau Bode +/-113,549 SF

Lyons Industrial Properties / CORFAC International is pleased to announce our representation of Schaltbau Bode in their lease of 9855 Warren H. Abernathy Highway in Spartanburg, SC, a 113,549 SF corporate industrial facility.

In March, 2023, Bobby Lyons SIOR, CCIM and Luke Lyons were tasked with finding a new manufacturing facility for Schaltbau Bode which would serve their needs for the next decade while also finding a buyer for their existing +/-47,487 property on John Dodd Road in Spartanburg. The key to this deal was that we needed to get both deals done at the right price, simultaneously.

After months of searching we finally found the right building and after signing a Letter or Intent (LOI) with the Landlord, we had our corporate representative from Germany fly in to shake on the deal and have a celebratory dinner. Two days later they told us they wanted to go a different direction, deal gone. Who said real estate was easy?

After hitting the drawing board one more time, we finally located this facility just off of Hwy. 29 near the Upward Star center. It is an excellent industrial facility but it needed a lot of upgrades to make it a manufacturing facility fit to meet Bode’s operational standards. The building is being upfitted to Bode’s specs as we speak.

Schaltbau Bode’s former facility on John Dodd Road closed soon after lease signing to an investor with a tenant in tow. Although challenging, it was a very rewarding project with amazing people.
