The three most common roofing systems used in the industrial building industry are:

Built Up Roof
(Traditional or Modified Bitumen)

In the mid 20th century, there was only one choice for low-sloped roofs, and that was the built-up roof (BUR).  Nowadays, BURs come hot-mopped or cold-applied, gravel-surfaced or smooth-coated, traditional or modified. The one constant throughout the years – and the greatest aspect of this roof system is a word that makes every building owner sleep a little easier … redundancy. Redundancy comes from the fact that these roofs are “built up” with several layers of plys. Each additional layer or ply provides protection if a previous layer gets punctured or starts to break down. While not as popular as it once was, this time-tested and durable roof is still very viable today.

Metal Roof

(Standing Seam, Screw Down)

Metal Roofing comes in a number of different systems.  The two most common for industrial buildings is the standing seam metal roof and the screw down metal roof.  The standing seam metal roof, although more expensive, is a better application since there are no penetrations in the roof that can go bad over time.  Screw down metal roofs are a common practice, but the rubber bushings on the screws which hold the metal roof down onto the structural steel can go bad over time and allow for water penetration.  Fortunately, this is typically an easy and not too costly repair. 

Metal roofs come in almost any color and the panels can be cut to the exact size of your roof.  So if you are looking for an economical roofing system, metal roofs are a great choice.

Single Ply Roof

(EPDM, TPO, PVC)

There are a tremendous amount of combinations of single ply roofs and insulation on the market today. The membranes come in white or black, glued or heat-welded, adhered or mechanically attached and with warranties ranging from 5-30 years – and that could all be from the same manufacturer.  Throw in high traffic rooftop units or increased wind loads, and it’s no wonder owners can become overwhelmed.  The three most common of the single ply roofs are:

  • EPDM (ethylene propylene diene M-class rubber)
  • PVC (polyvinyl chloride)
  • TPO (thermoplastic olefin)

All three have advantages and disadvantages and need to be examined for the building owners specific needs and performance requirements.
